Home building isn\u2019t an investment; its a difficult industry with hundreds of moving parts at every project. Look at small builders around the city and you\u2019lll understand what we mean. So many projects in the city are built by general contractors with financial backers behind them looking to make a quick buck, an investments, not a business. When the project is done, they move on to the next one with little attachment to the last because there isn\u2019t a company behind it. A few years ago, Richard and Jon cowrote an article for the Houston Business Journal titled \u201cFour Tips When Choosing Your Home Builder.\u201d Who is the team behind your home? Who do you notify when there is a warranty concern? Does the builder genuinely have a vested interest in your continued satisfaction after move-in or are you after thought? These are all valid questions you should ask yourself in your buying journey. In most areas of the city, the national homebuilders have moved on, the projects are simply too small. This is why knowing the builder you’re purchasing from is even more important. You often don\u2019t have the luxury (or pitfall depending on your personal experience) of knowing that a giant publicly traded company is behind you. It may just be a guy in a pickup truck with a cellphone who builds for whoever calls him, or it could be a well oiled, fully integrated machine with administration, purchasing, field management, design, and service in house.
